ADDING ADULT RESIDENTS
Far too often, only one adult will apply for a rental, get approved, and move in. Then,
one or more other adults (usually with bad credit, criminal record, or evictions) will move
in. This is a common issue and we have ZERO TOLERANCE for it.
1. ALL prospective adult residents must be included in the original application. This
includes adult children, spouses, partners, extended family, roommates, friends,
and any other person 18 years of age or older who will spend more than 72
hours on the premises. Adult residents and other guests will be responsible for
adhering to all parts of this rental agreement.
2. WE WILL NOT ADD A NEW ADULT RESIDENT to the lease for 90 days after
signing. It will be assumed that an attempt to add an adult this quickly was also
an attempt to avoid disclosing this adult in the original application.
3. After 90 days, if you wish to add an adult resident, they must complete an
application with management and be approved BEFORE moving in.
4. Adding an adult resident later will incur a minimum fee of $1,000, and additional
rent may apply. It is must cheaper to disclose all residents on your application
rather than try to add them later.
5. Moving an adult into the home without following the above procedure is grounds
for eviction.
